Online price guides often estimate measured survey prices using floor area, property type or the number of bedrooms. For example, a large open-plan commercial floor may be relatively quick to capture, while a smaller property divided into many rooms, corridors and staircases may require significantly more scanner positions and processing. A floor-plan-only package will also require far less drafting than a package containing plans, roof plans, four elevations, multiple sections, internal elevations and a Revit model.

Why We Do Not Use a Fixed Measured Survey Price Table
A table such as “2-bedroom house = £X” and “3-bedroom house = £Y” is attractive because it appears simple. The problem is that it creates a level of certainty that rarely exists in measured surveying.
Surveyors are not simply measuring floor area. They need to capture the geometry of the building, connect multiple rooms and levels, process and check the data and then produce the required drawings or digital models.
A 150 m² open-plan office and a 150 m² historic house may have exactly the same floor area but require completely different amounts of work. The house may contain many rooms, irregular walls, several staircases, different floor levels, fireplaces, complex façades and complicated roof geometry.

Same Floor Area, Very Different Measured Survey Cost
One of the biggest pricing mistakes is assuming that two buildings with the same floor area should cost the same to survey.
Consider the two layouts below. An open space can be visible from relatively few scanner positions. A floor of similar overall area divided into many individual rooms requires the surveyor to move through each space and collect enough overlapping information to connect the complete building accurately.
Lower complexity: open space, fewer obstructions and fewer scanner positions.
Higher complexity: many rooms, doors and internal divisions requiring substantially more capture work.

Tape measures and handheld Disto laser distance meters can be useful when a project requires only a limited number of simple dimensions. The equipment is inexpensive and individual measurements can be collected quickly.
The difficulty appears when a complete building has complicated geometry. Measurements are taken individually, recorded manually and then reconstructed into the overall layout. Irregular wall angles, multiple connected rooms and different floor levels increase the possibility of cumulative errors or important geometry being omitted.
For a small verification task this approach may be entirely appropriate. For a comprehensive whole-building survey, however, the lower initial cost needs to be considered alongside the quantity and completeness of the measured data being collected.
Total Station
A professional Total Station is capable of highly accurate point measurement and remains an important surveying instrument. It would therefore be misleading to suggest that a Total Station is automatically inaccurate.
The main difference is how information is captured. A Total Station workflow normally records selected individual points. The surveyor decides which corners, levels and features need to be measured. In complicated buildings this can require many observations and careful judgement about which geometry needs to be recorded.
For the right project, a Total Station is an excellent tool. However, where the objective is to create a comprehensive record of complicated visible building geometry, a laser-scanned Point Cloud gives the drafting team a much denser dataset from which to work.
3D Laser Scanning
3D laser scanning captures a dense three-dimensional record of visible building surfaces from multiple scanner positions. These scans are registered together to create a coordinated Point Cloud, which can then be used to produce floor plans, elevations, sections and 3D models.
The capture stage can cost more than a very basic tape-and-Disto survey, but the client is not simply paying for more expensive equipment. The major advantage is the quantity and completeness of measured information available afterwards.
